Swinerton begins construction of Big V Properties’ new headquarters in South Park, Charlotte

General contractor Swinerton says it has commenced construction on the new headquarters for Big V Properties. This 18,000-sq. ft. office space will be situated within a four-story, multitenant building that Big V acquired last year. The $2.5 million project is set to be completed by this fall.

The distinctive 1980s-era building, known for its unique wedge shape and glass facade, is a notable landmark in Charlotte’s South Park neighborhood.

Kevin Smith, Swinterton’s vice-president and division manager of Swinerton’s Charlotte Division, noted the complexities of undertaking such a significant project in an occupied building.

“It’s always a challenge to work on a build of this magnitude in an occupied building. But we’ve done it before, and we have a plan for everything – from noise mitigation to trash disposal to material delivery – to ensure minimal disturbance to the existing environment,” said Smith. Swinerton’s role extends beyond general contracting, as they also manage the carpentry and millwork teams responsible for creating new office storefront systems and installing custom countertops and acoustic paneling.

Located at 6202 Fairview Rd., Big V’s new headquarters will occupy the building’s top floor.

Following the demolition of the previous layout, Swinerton has started the build-out based on designs by Redline Design Group. The new office will feature an open workspace surrounded by private offices, three huddle rooms, a phone room, a conference room, and a collaboration area. Employee amenities will include a wellness room and a gaming/breakout area with a ping pong table and a television.

Design elements will feature a storefront glass panel system, wood architectural and suspension ceilings, wood veneer siding in the lobby, luxury vinyl plank flooring, polished concrete, and a large table for all-hands meetings. The space will accommodate approximately 45 employees, with 14 private offices and four office hotels for employees and visitors.

To ensure precision and efficiency, Swinerton is utilizing advanced technology, including the BIM 360 3D modeling and collaboration tool. This technology provides the team with accurate and timely data, facilitating seamless scheduling and ensuring the project is delivered on time and within budget.

Since expanding to the Southeast in 2018, Swinerton’s Charlotte Division has completed nearly $400 million in commercial construction projects. The division’s 90-member team specializes in corporate interiors and buildings, healthcare, education, restaurants and hospitality, multifamily, and mass timber construction.
