Wood Partners and Marcus Partners have broken ground on a 280-unit multifamily community in Apex.

Altera Heights, located at the intersection of Jenks and Wimberly roads, is expected to be completed by the end of 2027. The development will feature a mix of one-, two- and three-bedroom apartments, including income-restricted affordable housing.

Wood Partners began work on the site in fall 2023 and received approval from the Town of Apex following a development approach focused on attainable housing.

“Great communities begin with collaboration,” said Caitlin Shelby, managing director at Wood Partners. “From the beginning, our goal was to create a community that responds to Apex’s evolving housing needs while complementing the town’s long-term vision.”

Marcus Partners is providing equity for the development, the company’s first ground-up development in the Raleigh-Durham market and another collaboration with Wood Partners.

“We believe Altera Heights combines a strong location, compelling market fundamentals, an attractive basis, along with the opportunity to partner again with Wood Partners on a high-quality multifamily development,” said Andrew Dolinsky, partner, investments at Marcus Partners.

The community will include a freestanding clubhouse with a fitness centre, co-working space, gaming and lounge areas. Outdoor amenities will include a resort-style swimming pool, outdoor fitness area, dog park and pet spa.

Apartment interiors will feature luxury vinyl plank flooring, quartz countertops, tile kitchen backsplashes and tub surrounds, shaker-style cabinetry and upgraded lighting and plumbing fixtures.

The development takes its name from Apex’s “The Peak of Good Living” tagline.

Altera Heights is about 15 minutes from Research Triangle Park, a major research and technology employment centre in the Raleigh-Durham region. The area has attracted investment and employment growth in sectors including life sciences, health care and industrial development.

North Carolina ranked as the third-fastest-growing state in 2025 and led the country in net domestic migration, according to the developers, supporting continued demand for new housing.

Altera Heights is the fourth Wood Partners project to begin construction in the Raleigh-Durham area within the past year.

The company broke ground on the 357-unit Alta Watkins in Morrisville in April 2026, following the 312-unit Alta Durham Summit in Durham in September 2025 and the 336-unit Alta Bethpage in Durham in June 2025.

Wood Partners is a national multifamily developer and construction company with communities across the United States.
