A recently filed rezoning plan has revealed NAI Southern Real Estate’s plan to build a new office and hotel tower in midtown Charlotte.

Set for construction at the northeast corner of Baldwin Ave. and Third. St., the 20-story tower will have a total area of 512,500 sq. ft. The hotel part of the development will have 240 rooms and 30,000 sq. ft. of ground-floor retail. Upon completion, it will become one of the tallest structures outside uptown.

To date, there is no schedule yet for construction. According to the developers, the timeline will depend on pre-leasing activity. They said they want to ensure the building will have tenants before they break ground.

“We believe that this can be a transformative project for the area and a catalyst for investment along the Gold Line,” said NAI Southern president Caldwell Rose. “We will continue working with community leaders to understand their perspectives and develop a plan that impacts the community in a positive way.”

San Francisco-based architect Gensler designed the tower. Local engineering firm Stewart and Design Resource Group is also part of the project team.

The site at Third and Baldwin sits near a proposed development by Grubb Properties on Elizabeth Ave., which is a part of the Gold Line’s route. Although Grubb has already announced the mixed-use project in 2016, construction has not started. It was planned to have 550 apartments and 20,000 sq. ft. of retail and dining areas.
