Trinity Capital purchases 25 acres of land for five Shopton Ridge industrial buildings

Trinity Capital Advisors wants to build five industrial buildings at Shopton Ridge Business Park, at the corner of Sandy Porter and Shopton roads in southwest Charlotte.

The five single-occupant buildings, available for lease or for sale, are under construction and are expected to be available for occupancy in late 2016 or early 2017, Charlotte Business Journal reports.

Square footage for each building are:

  • One Shopton Ridge: 69,300 sq. ft.
  • Two Shopton Ridge: 52,800 sq. ft.
  • Three Shopton Ridge: 37,950 sq. ft.
  • Four Shopton Ridge: 33,000 sq. ft.
  • Five Shopton Ridge: 56,375 sq. ft.

The project is a joint venture between Trinity Capital and real estate investment management firm PCCP.

InterCon Building Corp. is serving as general contractor, and the buildings were designed by WGM Design. Burton Engineering is the project’s civil engineer.

“We’re focused on emerging opportunities in our core markets, and Charlotte’s southwest industrial sector continues to grow,” Sherrie Chaffin, Trinity Capital’s director of development, said in a statement. “We’ve been engaged in southwest Charlotte and Shopton Ridge for over three years now, waiting for the opportunity to develop. This development fills the gap in the market for smaller, single-tenant industrial buildings.”
