SunCap contracts with Edifice for new FedEx Ground distribution site in Durham

SunCap Property Group has chosen Edifice, Inc. as construction partner on a new distribution facility in Durham. The 237,000-sq. ft. facility is to be occupied by FedEx Ground, with package distribution, warehouse space, offices, control rooms and maintenance areas.

The new building will be constructed utilizing Tilt-Up concrete panels. Tilt-Up typically allows for a more cost effective, shorter duration project, as well as durability with lower maintenance costs for the end user. According to Tilt-Up Concrete Association, at least 10,000 buildings enclosing more than 650 million sq. ft. are constructed annually.

Before starting new construction on the 44-acre site, an existing 410,000-sq. ft. manufacturing facility will be demolished.

“We are pleased to have formed this partnership with SunCap Property Group,” Edifice vice-president Brad Edwards said in a news release.  “We look forward to building a long-term relationship with the firm. This project with SunCap adds to our ever-expanding portfolio of industrial projects.”

SunCap Property Group is a privately held, national commercial real estate development and investment firm, based in Charlotte with offices in Denver and Pittsburgh.

“We are excited to have Edifice on board with this important project,” said SunCap vice-president, Ryan Allen. “Our work with FedEx Ground has us developing projects all over the country. It is great to be working in our backyard, allowing us to foster local partnerships with great companies like Edifice.”

McMillan Pazdan Smith Architecture will provide architectural/engineering services on this design-build project.

The project is underway with an anticipated completion in March 2017.
