New music venue to anchor Raleigh’s Downtown South development

A music venue with capacity for 3,500 is planned for Raleigh’s Downtown South development project, Kane Realty announced last week.

Construction of the 70,000-sq. ft. venue, including a rooftop lounge — is expected to start next year and be completed in 2024. It will be operated by AEG Presents, one of the largest events companies in the country.

AEG Presents has entered into a long-term lease agreement to operate the concert venue, which will be available for private events and designed to for indoor shows with either seated or standing shows. The venue will also have a rooftop lounge.

“As Raleigh grows, it will be important for us as to keep pace with the demands for entertainment options – we believe that the size and flexibility of this new venue will fill a critical gap,” Kane Realty CEO John Kane said in a statement.

Construction is expected to begin Spring 2023.

The venue was designed by architecture firm Gensler and will anchor the Downtown South district. The building’s exterior will have an industrial finish of masonry, steel, corrugated metal and wood.

Downtown South includes multiple office and residential towers on the east side of South Saunders Street near Interstate 40.

“Music venues are by nature cultural hubs; they bring a sense of community and help define the energy of a neighborhood,” said Shawn Trell, AEG Presents executive VP. “We’ve experienced this most recently with our new venues in Atlanta and Boston, and in Kane Realty we have a partner who shares our vision for opening a state-of-the-art live music experience in this thriving market.”
