Landmark Properties, in partnership with HC2 Capital, LLC and Peninsula Investments, has acquired a 40-acre site in Boone, with plans to develop a new off-campus student housing community near Appalachian State University.
The project, named The Retreat at Boone, will feature 625 beds across 148 units with three- to five-bedroom layouts. Construction financing is being provided by Trustmark Bank and First Financial Bank. Landmark Construction will serve as general contractor, with Niles Bolton Associates as architect.
The community is scheduled for delivery in time for the 2027–2028 academic year. Units will include private bathrooms for each bedroom, in-unit laundry, quartz countertops, stainless-steel appliances, hardwood-style laminate floors, carpeted bedrooms, and high-speed internet and cable.
Residents will have access to 12,514 sq. ft. of amenities, including a resort-style pool and spa, cabanas and hammocks, a Jumbotron, fire pits and grilling areas, a skate park, fitness center, golf simulator, recreational lawn games, and a computer lab. The development will provide 588 parking spaces and a private shuttle service to campus.
Jason Doornbos, chief development officer at Landmark Properties, said the project responds to growing demand for student housing near Appalachian State. “The area’s strict development regulations, paired with steady and record-setting enrollment growth at the university, has led to a massive amount of unmet demand for student communities,” he said.
Landmark already operates The Standard at Boone, a 560-bed, 203-unit student housing community that opened in 2016.
