Griffin Partners has broken ground on North Graham Exchange, a 112,145-square-foot Class A industrial building at 4923 North Graham St., marking the firm’s first industrial development in the Charlotte market.
Construction is underway, with completion expected in early December 2026.
The project is being built on 8.4 acres and is designed as an infill facility with flexible suite configurations to accommodate multiple tenants and a range of industrial users, including warehousing, distribution and manufacturing.
“This project reflects the strength of the Charlotte market and the continued demand for well-located, functional industrial space,” said Kevin Ellis, vice president of development at Griffin Partners. “Opportunities like this are increasingly difficult to find, particularly in infill locations with this level of access. We’re focused on delivering a building that meets what users in this market are actively looking for.”
Located at North Graham Street and Oneida Road, the site offers access to Interstates 85 and 77 and Uptown Charlotte, positioning it for regional distribution and logistics users.
“This marks our first industrial project in Charlotte,” said Travis Covington, president of development at Griffin Partners. “It’s a market that continues to show strong demand, and we see this as a natural extension of our platform as we expand in the Southeast.”
Nearby industrial users include Electrolux, Ferguson, Amazon Fresh, Schneider, Ryder, Baker Distributing, Southeastern Freight Lines and Saia.
