Durham to mark completion of $10-million Maple Creek Apartments renovation

A major milestone in East Durham’s affordable housing landscape will be celebrated this Friday, April 25, as the City of Durham and its partners host a ribbon-cutting event to mark the completion of the newly renovated Maple Creek Apartments.

Formerly known as Ross Road Apartments, the property has undergone a $10.1 million transformation led by Reinvestment Partners, bringing 42 fully renovated homes to families and individuals in need of quality, affordable housing. The celebration will take place from 10 to 11 a.m. in the community room at 2816 Ross Rd.

The project includes a mix of 20 garden-style and 22 townhome-style apartments, each updated with modern kitchens, new bathrooms, and energy-efficient plumbing, electrical, and HVAC systems. Community upgrades also include the addition of a new meeting room and on-site laundry facilities.

More than 30 units are designated for households earning up to 60% of the area median income (AMI)—approximately $48,180 annually for a family of four—while the remaining nine are set aside for families earning up to 30% AMI, or $31,770 for a family of four. Several units are also tailored to support individuals and families with disabilities, pairing housing with services to help residents maintain long-term stability.

“This project represents not just housing, but hope and opportunity,” said a spokesperson for the City of Durham Community Development Department, which contributed over $6 million to the project through its Forever Home, Durham initiative.

The project is a collaboration between several key partners, including Reinvestment Partners, the North Carolina Housing Finance Agency, Alliance Health, Duke University, Truist Bank, the Self-Help Ventures Fund, the Durham Soil & Water Conservation District, and former U.S. Representative David Price.
