Cambridge Properties has asked Charlotte city council to rezone a 15-acre site near Interstate 85 and University City Boulevard for mixed use development including up to 350 apartments to be built near the city’s newest Topgolf location.
The Charlotte development and brokerage company is proposing to construct a four-story apartment building with 350 units near Ikea and MacFarlane boulevards, with an eventual 50-acre development including a mix of office, residential and commercial space with walking trails, parkland, sports court, dog park, open space, a community garden and outdoor fitness space.
In a presentation to city council, company president Jay Priester explained the plan also includes a 20,000 sq.-ft. car dealership and potential future potential for new developments.
City staff is recommending approval and councillors will vote on the proposal at next month’s zoning meeting.
“The petition fulfills the area plan’s goals of providing a balanced mixture of uses to create safe, dynamic, urban spaces” with a mix of office and residential space, staff wrote in a report, noting the development is located about a quarter mile from the University City Blvd. transit station.
Councillor Renee Johnson asked Priester if there was any plan to include affordable housing in the development.
“There’s not any proposed in this first phase,” he said. “We’ve got a total of 40 acres here and so what we’re trying to do is slowly T this up. I do not know if we will have another residential component to it.”
