Work has stated on Southernside East, a 93-unit affordable housing project for older adults at the corner of West Washington and Hudson streets just north of Unity Park in Greenville, South Carolina.
The new development will offer one- and two-bedroom apartments designed for low- and moderate-income residents aged 55 and up. Each unit will feature a private balcony, in-unit laundry hookups, and access to shared amenities, including a fitness room, computer lab, mail center, community laundry area, and a gathering space. Additional features include a leasing office and secure private storage rooms.

Creative Builders Inc., a Greenville-based construction firm, is serving as general contractor for the project. Construction is being led on site by Tyler Civils.Southernside East was designed by local architecture firm McMillan Pazdan Smith. The project is being developed by Greenville Housing Fund and Harmony Housing Affordable Development, with financing support from SC Housing through its Low-Income Housing Tax Credit program. A portion of the land for the project was donated by the City of Greenville.
To ensure accessibility for seniors with limited means, the Greenville Housing Authority has secured 55 project-based housing vouchers for the site.
Leasing is expected to begin in fall 2026, with first move-ins anticipated in early 2027.
Southernside East is part of a larger effort to restore residential life to a part of the Southernside neighborhood that has remained largely dormant for decades. The site was once home to heavy industrial use but is now seeing renewed investment as part of a broader push for inclusive redevelopment near Unity Park.
