Barings and Trinity Capital have announced plans for a two-phase industrial development in Garner that will add more than 715,000 square feet of space to the Raleigh-Durham market.
Called I-40 Exchange, the project will be built in the East Wake submarket and include four buildings when complete.
Construction on the first phase is scheduled to begin in September 2025 and will consist of two buildings totaling 336,000 square feet. The buildings, measuring 210,000 and 126,000 square feet, are being designed for a range of industrial users and will include 32-foot clear heights, ESFR fire sprinkler systems, auto parking, and trailer parking.
The site is located near two I-40 interchanges at Cleveland Road and N.C. 42, with direct highway access for truck traffic.
JLL’s Al Williams, Justin Booth and Austin Jackson have been named leasing agents for the project. Choate Construction is the general contractor, DMA Architecture is the architect, and Bolton and Menk is providing civil engineering.
I-40 Exchange marks Trinity Capital’s third joint project with Barings. The firms previously partnered on Horizon 16, a 626,000-square-foot development in Savannah, Ga., and 85 Exchange, a 1.3 million-square-foot project in Kannapolis, N.C.
Trinity Capital’s other projects in the Triangle include Eastgate 540 in Holly Springs, Alexander Commerce Park in Durham, and 147 Exchange, also in Durham. The firm is also developing Spark LS, a 109-acre life sciences campus in Morrisville.
