Alliance Residential plans 270-unit apartment community near Research Triangle Park

Alliance Residential Company has purchased 13.63 acres at 2610 South Miami Blvd. in Durham for a new 270-unit apartment development called Broadstone RTP. The company expects to complete the Class A garden-style community by late 2026.The site is close to Research Triangle Park and several major employers, including Duke University Medical Center, Syneos Health, Schneider Electric, and Mercalis. It is also close to the Duke University campus and a range of downtown Durham amenities such as the Durham Performing Arts Center, Durham Bulls Athletic Park, and the American Tobacco Historic District.

“People are drawn to the Research Triangle because it offers the perfect balance—vibrant career opportunities surrounded by beautiful green spaces, culture, and community,” said Andrew Howe, Alliance’s Mid-Atlantic development director.

The project team includes McAdams Company as civil engineer, Cline Design as architect, and MAD Studio Interiors as interior designer, all based in Raleigh. Plans call for one three-story residential building, three four-story residential buildings, and a standalone clubhouse.

“Broadstone RTP will add new housing options in Durham’s growing innovation corridor,” said Donald Santos, the company’s Mid-Atlantic managing director.
