Landmark Builders, in partnership with Strand Capital Group, Garvin Design Group, and Tag Architecture, has broken ground on Ocean 23, a 24-story oceanfront tower in Myrtle Beach.
The development, located at 23rd Avenue North and North Ocean Boulevard, will include 227 units, two ground-level pools with direct beach access, and a penthouse pool and bar on the 21st floor offering panoramic views of the Atlantic Ocean.

“Ocean 23 represents an exciting new chapter for the Grand Strand,” Landmark Builders said. “We can’t wait to bring this incredible vision to life.”
The project follows approval from the city of Myrtle Beach through a planned unit development process. Strand Capital Group estimates the development could generate $600,000 to $800,000 annually in local taxes and fees. The city also offered an incentive voucher of up to $2 million to support construction.
Ocean 23 is part of a growing cluster of high-rise oceanfront resorts, including the nearby Ocean 22 by Hilton Grand Vacations. Construction is expected to span several years, with a timeline similar to other Grand Strand towers.
The design team, led by Garvin Design Group and supported by Tag Architecture, will oversee architecture, interior design, and planning for the project. Additional details on construction progress and public amenities are expected as the tower rises.
