Swinerton opens expanded Charlotte office as it anticipates reaching $330 million in revenues by 2025

Swinerton says it has opened its office space in Charlotte’s Station West development over

The contractor, reporting $125 million in revenues for this region this year, says in a statement that the move to “larger office space is indicative of Swinerton’s significant growth within the Southeast marketplace and the growing presence of its brand of general contracting services within the commercial sector.”

Swinerton anticipates the Southeast division will grow to $330 million in revenues by 2025, with Charlotte playing a pivotal role in that growth.

The new 8,535 sq. ft. office “more than doubles the original footprint and accommodates a regional team that has grown to 90 professionals in commercial interiors, multi-key, office, mass timber, aviation, conditioned storage, and industrial projects, since opening in 2018,” the statement says.

The adaptive reuse space  at 901 Berryhill Rd. designed by Redline Design Group includes a mass timber mezzanine designed, fabricated, and installed by Swinerton’s mass timber affiliate Timberlab. The 1700-sq. ft. mezzanine serves as a compelling display of the company’s mass timber expertise and an architectural wood finish

“The addition of several skylights on the mezzanine level and expansive windows throughout the space brings an abundance of natural light to support a healthy work environment,” Hoeflich said.

In partnership with CBI Workplace Solutions, Falkbuilt glass and solid wall systems form private office walls as well as the conference room entrances.

“Upon entering the office, an architectural feature wall, fabricated by Southeastern Architectural Systems, highlights Swinerton’s brand. Custom, breakroom booth seating designed and fabricated by Atlantic Commercial Caseworks, and glass, roll-up patio doors provide flexible workplaces away from the desk. Exposed, decorative lighting designed and installed in collaboration with South-Fair Electric are key to the aesthetics of the space, contributing to the comfortable, home-like ambiance.

“Our workplace is such a huge part of the Swinerton culture. Offering a variety of work environments including offices, unassigned workspaces, collaborative work areas and amenity spaces, creates efficiencies as well as a fun environment,” adds Jason Hlewicki, director of commercial interiors for Swinerton Charlotte.

The contractor said it worked with design-build partners including McKenney’s HVAC throughout the construction process, allowing “for a collaborative, consultative partnership that rendered varied ‘cool factor’ elements that also contribute to overall comfort – including stainless, spiral ductwork, and strategic air distribution throughout the space. These building elements are just a few examples of Swinerton’s commitment to a strong culture and a best-in-class workspace.”

Swinerton asserts that it collaborated with its trade partners and local contractors at every level of the construction process.

“Under the leadership of Jason Hlewicki, Director of Commercial Interiors for Swinerton Charlotte, key partnerships such as these brought progressive solutions to common decisions such as decorative lighting, furniture, design-build, and design-assist MEP/FP partnerships, signage/branding, and architectural feature walls,” the statement said.

Swinerton’s Self-Perform team, led by operations manager Kevin Smith, provided installation of framing, millwork, and demountable office fronts, as well as drywall, finishing, and general carpentry.

“We really sought a location that spoke to Swinerton’s connection with its community – the city, our trade partners, our co-tenants and our clients. This space will be our local home for many years to come,” Hoeflich said.

“Dedicated to being a good neighbor, Swinerton also continues to commit to and invest locally in charitable initiatives including partnerships with Rebuilding Together Charlotte, The 24 Foundation, Trees Charlotte, and Charlotte Rescue Mission. In 2020, the company’s annual Fall Giving Campaign resulted in Swinerton Southeast donating nearly $33,000 and over 400 lbs. of food to a variety of charities throughout the region.”
