Charter Properties Inc. and Browder Group Real Estate LLC propose 400 new apartments for north Charlotte

Charlotte Business Journal has reported that Charter Properties Inc. and Browder Group Real Estate LLC have filed a petition for commercial center zoning designation to build apartments and commercial space on a 65.7 acre site near the intersection of West Mallard Creek Church Rd. and Interstate 85, according to the documents. In total, 395 apartments and 160,000 sq. ft. of non-residential uses — predominately or exclusively retail — are proposed.

A new public street connecting West Mallard Creek Church Rd. to Galloway Rd. is also proposed. The buildings are anticipated to be no taller than 60 ft.

Browder Group Real Estate owns a significant portion of the property. Under the name Summit Avenue URP LLC, the firm purchased a 30 acre swath of land fronting West Mallard Creek Church Road in 2011.

Charter Properties, the other partner on the project, operates several apartments in and around Charlotte, including locations in Mooresville and Fort Mill.

Charlotte based Crescent Communities recently revived a project in the vicinity of the proposed Browder-Charter development. Crescent’s project, now called the Village at Research Park, will include a second multifamily phase, previously approved 75,000 sq. ft. of retail and restaurant uses (with potential for up to 100,000 sq. ft. of retail), and a 200-room hotel. Crescent submitted a rezoning petition this summer with an updated site plan— the original iteration of that development was originally called Alexander Village when it was approved in 2011.
